SEE WHAT YOU RECEIVE

A clearer report. A practical next step.

Explore a fictional example of our three FRA review packages, from a plain-English explanation to a detailed second opinion and cost plan.

Fictional demonstration · Not a property assessment

The property, report extracts and observations below are invented to demonstrate the format. They are not a completed commission, technical advice for your building or evidence of compliance. Actual reviews reflect your documents and the agreed scope.

EXAMPLE FILE

Example House

A fictional small HMO. Source: “Example FRA”, dated 1 October 2026. Three fictional significant findings; no photographs, plans or maintenance records supplied.

What the owner asks

“Which actions should I organise first, what information is missing, and how do I budget for the work?”

Prepared as a demonstration for 1st Aid Fire · 12 October 2026.

01 / UNDERSTAND YOUR FRA · £95

What does the finding mean?

Example extracts from a written explanation: the source finding, the practical next step and the evidence needed. The original assessor’s immediate actions and deadlines remain the starting point.

EXAMPLE FINDING SF01

Door does not close consistently

Fictional FRA extract: “The first-floor bedroom door does not consistently close into its frame. Arrange investigation.”

In plain English: The report identifies unreliable closure. It does not establish the cause or the repair required.

Next step: Identify the door and ask a competent fire door specialist to investigate the reported issue. Ask the assessor to clarify any unclear urgency or intended outcome.

Evidence to retain: Door reference, specialist findings, agreed work and completion evidence.

EXAMPLE FINDING SF02

Maintenance record unavailable

Fictional FRA extract: “The latest emergency lighting maintenance record was not available.”

In plain English: The record was missing from the assessment evidence. That alone does not establish whether the lighting is working or whether maintenance occurred.

Next step: Request the record from the managing agent or maintenance provider. If it cannot be found, clarify the required next action with the assessor and provider.

Evidence to retain: The dated record, any defects identified and evidence of follow-up.

EXAMPLE FINDING SF03

Items reported in a shared route

Fictional FRA extract: “Stored items were observed in the ground-floor shared corridor. Keep the route clear.”

In plain English: The assessor has identified an issue with the shared route. A photograph cannot establish the suitability of the complete escape arrangement.

Next step: Follow the source FRA’s instruction and record the action taken. Confirm the precise location if the report is unclear and explain the arrangement to those using the property.

Evidence to retain: Dated action record, relevant photographs and the ongoing management arrangement.

02 / FRA ACTION PLAN & BUDGET · FROM £195

Turn the findings into a manageable schedule.

This package adds an action schedule, suitable trades and supportable indicative cost ranges. The sample below shows how dependencies and uncertainty are recorded.

ReferenceAction and ownerBudget positionClose-out evidence
SF01Owner appoints a competent fire door specialist to investigate the identified door.Survey and repair scope needed. No defensible works allowance from the supplied description alone.Investigation record, agreed repair and completion evidence.
SF02Managing agent obtains the record; maintenance provider clarifies any gap.Check whether records and maintenance are included in the existing contract. Price additional attendance separately if needed.Dated maintenance record and completed defect actions.
SF03Owner records the action required by the source FRA and briefs occupants.Allow for management time. Any external removal cost depends on the items and access.Dated action record and continuing management checks.

A budget is useful only when its assumptions are clear.

Actual reports include indicative ranges where the evidence supports them, with assumptions, exclusions and items needing a survey. We do not fill gaps with invented repair prices. A firm contractor quotation is separate.

03 / DETAILED FRA SECOND OPINION & COST PLAN · FROM £295

Look more closely at the report and its evidence.

The detailed package examines the complete FRA and supplied evidence. These fictional examples show how apparent inconsistencies and unanswered questions are documented.

Apparent inconsistency

The fictional checklist says all relevant doors close satisfactorily, but SF01 records unreliable closure.

Review response: Ask the original assessor which observation is intended and whether the checklist or finding needs correction. The review does not certify the door.

Evidence gap

The fictional report says a maintenance record was unavailable but gives no reference to the record sought.

Review response: Identify the system, record and period needed, then request the evidence before deciding whether further attendance is required.

Action that needs clarification

The fictional action schedule assigns the same deadline to all three findings without explaining its basis.

Review response: Ask the assessor to explain the deadlines and any interim measures. Do not delay an immediate instruction while seeking clarification.

Your detailed deliverable

A documented second opinion, evidence gaps and clarification questions, followed by prioritised actions and a cost plan where estimates can be supported. Any need for photographs, specialist investigation or a site visit is stated clearly.
